Charlotte Mortgage Rates Rising

Charlotte Mortgage Rates are rising!Charlotte mortgage rates are rising!

With the economy still a little shaky, but with good news on the horizon, the bond market is gaining traction and that is impacting local Charlotte mortgage rates. The 30 year fixed mortgage rates in Charlotte rose slightly, but are still at all time lows!

This may be a signal of things to come, but with where things are, who knows? I will say this though, Charlotte home mortgage rates are simply amazing right now! And with housing prices having come down, a great selection of homes on the market and these current rates, NOW IS THE TIME TO BUY!

Will Charlotte mortgage rates continue to rise? In the long term, the obvious answer is Yes. But in the short term, expect a little up and down until the economy gets a bit more settled. However, the greatest home buying opportunity in Charlotte is now and time is limited… things will not stay this way forever, so don’t wait.

Obama, Banks and Hostile takeovers

Obama taking over banks? In what could be viewed as a strategic move designed to orchestrate a complete banking takeover, the Bank Stress Test Results were released, showing that an overwhelming majority of our nation’s banks “need” more capital to survive. Nevermind that most of these banks are saying they don’t need the money… that doesn’t seem to matter! Is Obama hell bent on Socialism in America, but without the guts to just straight out admit it? Maybe… it seems he continues his “hope and change” ideas while a majority of America still basks in the afterglow of the promise of a new direction.

However, most Americans could not tell you SPECIFICALLY what that new direction is.. they just wanted something new. Not that I blame them for the feeling or desire for something new… I agree. But did we want this direction? Scared yet? Concerned?

So let’s review… Banks that don’t need money are Forced to take money (BOA is just one example), the Government gets a stake in the banks, tells the banks you “can not pay us back yet” and then creates a new test that most of them fail. Given that most Americans are tired of the “bailout” scenario, the new idea is to convert the TARP money to stock (government owned stock!). So the banks, which don’t want more money from TARP, now get a large portion of their stocks taken over by the government.

“But the government will get out as soon as they can!” Sure about that? Please tell me the last thing the government took over that it decided to give up? Should we go so quietly?

This is a conspiracy theory, right? Maybe… but the one area in which Obama is being blatant is student loans. He wants to cut out any lenders that are in business to provide them and make them direct loans to the government… As some see it, Obama wants college kids indebted directly to Uncle Sam! That could mean major control over someone’s life!

Agree or disagree? Tell me how you see all this….

Amazing Photos of Chernobyl

I know this has nothing to do with Charlotte home mortgage loans or real estate, but I ran across this awesome blog post and wanted to share.

These are photos today of the ghost town that remains… very intriguing and fascinating. I highly recommend you check it out.

Mortgage rates this low?

Super Low Mortgage Rates for CharlotteWow… I never imagined we’d be sitting in this position. Mortgage rates for the Charlotte area and all the Carolinas are lower than I ever expected! Right now the question isn’t “Do you want to refinance your mortgage?”… it’s “HAVE YOU REFINANCED YOUR MORTGAGE YET?”

We are seeing the lowest rates of our lifetimes right now… a 30 year fixed mortgage rate today would blow away what we thought were great mortgage rates last year!

If you have not yet refinanced your Charlotte home loan, now is the time. Request your rate quote today!

Congratulations Obama

President Elect Obama

President-Elect Obama,

Please accept my congratulations for your victory in the Presidential elections. You excelled at the challenge and won the confidence of the people. Kudos to you sir.

While I was not a supporter and do disagree on a number of issues, I am at heart an American and a patriot. Therefore, I will support you with my respect and my prayers and trust that your heart and soul is dedicated to the service of this great country. My hope is that your focus will be completely on helping America in all the ways you can and not just on items such as a new Presidential seal.

I will admit that I admire the way in which you won. Sure, with such low approval ratings for the outgoing President, the mantra of Hope and Change was an easy sell to just about anyone. So easy that even McCain adopted it! And the idea that you wanted to do a “different kind of campaign” was admirable, even if the wheels fell off and we ended up with politics as usual at the end. While there is nothing new in your campaign slogan (we’ve heard about the promise of “change” for many elections) I must acknowledge your campaign’s strength in utilizing pop-culture and technology for not only mobilizing your base, but also for expanding and exciting the people in general.

Mr. Obama, you have promised Americans a great deal and expectations are to some extent unrealistically high. I certainly hope you are up for the challenge of fullfillment. I do ask that as you go about the next 4 years, please make sure that your goals and agenda for change is tempered by wisdom as to how it will affect all of us, not only today but for generations to come.

Best of luck and success in your new role. May God bless your hand as you make the hard decisions that will face you even if we never know of them. And may God return his blessing to America.

Interesting look at the Tax Plans

I just checked out the tax calculator found at http://newsdayinteractive.com/community/taxes.php?s=0&t=0 and discovered something very interesting.

Let me run through a couple scenarios for you.

First, let’s figure a couple with 2 kids making about $75,000 a year combined. According to this calculator, the Obama plan would save you roughly $1000 a year in taxes. This equates to getting $83 a month in actual relief. So electing Obama will get you a $1,000 a year pay raise at least until the Democrats allow the current Republican tax cuts to expire. Then you will most likely see this saving go away. So all in all, Obama is going to pay for your cable or satellite bill.

Now, lets see how someone that owns a company and makes a very good living would fare. Lets say a married couple with 3 kids makes roughly $2,000,000 a year. Their tax bill will increase by $109,544. That’s about $9100 a month. Sure, it seems like something “fair”, however if you consider that this guy to improve his business might want to hire a couple people, this is not a good deal. $109,000 would easily help 2-3 families do more than just enjoy cable!

So let me ask you… which would be a better way to stimulate growth in our economy? Pay your cable bill, or create new jobs? The choice is yours… choose well.

Obama: Taxation equals Charity

Obama\'s defiinition of Charity. This morning in a rally Obama makes a very interesting statement. In defending himself and denying that his plan is socialistic, he argues that he did not know when McCain and Palin decided that selfishness is a virtue.

Did you pick up on that? In Obama’s mind, by taxing the “rich” and giving to the “middle class” he somehow thinks he is giving charity. Those that oppose this are simply selfish!

This is getting just incredible! My family and I do all we can, when we can to help out others. We give as we have the opportunity and the ability. One of the greatest rewards in that giving is the sense of appreciation and gratitude from the person you are helping. It almost becomes addictive and makes you want to give more. That is what charity is all about. You are just as richly blessed as the one you bless.

Waiting for the hand-outHowever, in the Obama theory, the governement TAKES from those it deems has too much, the governement DECIDES who it is given to, and the recipeient feels that this is OWED to them instead of appreciating the gift. So when next month comes, they are still there with hands out waiting on what they DESERVE! And if you as an individual are against this, you are SELFISH!

This is not a defiinition of Charity that I am willing to accept. How about you? Do you feel this is Charity?

Be an Informed Voter

Please, rather than voting based on popularity, style, appearance, race, sex, outside pressure, party, media focus or any other absurd reason, be sure to cast your vote as someone that is informed about the candidates.

Some will say that relationships and associates do not matter. Some will say that experience or lack of it will not matter. Make up your own mind, but to do that you must explore these items. You must discover the nature of relationships, associations, and experience to determine which candidate will be the best to lead.

Your country is counting on you to make the right vote, not the popular or assumed. Only you can choose the right vote.

Reverse Bradley Effect in Play?

Voting BoothIn politics, the term “Bradley Effect” has been thrown around quite a bit lately. The theory is that white people will claim to be in favor of voting for Obama, the black candidate, but will instead vote against Obama due to racial issues.

While I am sure there is a small percentage of whites that will say they support Obama yet vote against him due to race, I am also wondering about an idea that has had little to no talk. What about a reverse Bradley Effect?

Obama is the first African American candidate for US President that has ever had a real chance. Since his nomination the daily polls have been showing him up, meaning there is a good chance that Obama may come out the winner. However, I wonder if African American voters could create a reverse effect. Let me explain…

Voting based on skin color, regardless if it is “for” or “against” will happen on both sides of the racial fence. There will be whites voting against Obama and blacks voting for Obama simply because of his skin color.

So my question is this… what if there is a large group of black voters that don’t agree with Obama’s views at all, but are afraid of potential negative affects from the black community if they said they were not going to vote for him? Could this be possible? Could a black voter claim to be for Obama to prevent being called a “sell out” or something worse, yet vote for McCain in the polling booth when no one is looking? This would cause a similar effect showing the same inflated numbers, but the racial end would be black…

This is something I doubt we will ever know. If indeed Obama looses, I believe the Bradley Effect will be a great source of coversation for years to come. As I am sure the idea of white voters lying and changing thier vote will be debated,  I would just love to hear someone actually discuss a “reverse” affect of blacks claiming one things and doing another as a possiblity as well.
