Can you say KARMA? [kahr-muh]

‘Hello?  Is YOUR listing agent there?!’  Not returning phone calls is one of my BIGGEST pet-peeves!  Scott Daniels’ Active Rain post on yet, another slack agent, prompted me to share this recent ’happening.’  

About three months ago, I showed a beautiful property that my clients LOVED!  We narrowed our search to two homes and saw each one of them THREE times.  After EACH showing, I provided email feedback to both listing agents and after the second showings, attempted to call BOTH agents to gather further information regarding their clients’ preferences (Closing date, moving date, etc.).  The first agent phoned me back right away, even followed-up with me again with more information than I had requested.  call me cartoon

The second agent NEVER returned even ONE of my 7, yes that’s right, SEVEN calls!  I then phoned the Broker-in-Charge to see if the agent was on vacation or still alive! (I had documented the number of calls and reported that to the BIC–that’s how I know there were 7 calls made!).  The BIC said that the LA was not sick or out of town and that she would have the LA contact me right away–HE NEVER DID! 

We then saw both homes for the third time.  I left a note of thanks to both homeowners that we would be notifying their agents when the clients made a decision.  (That’s all–I didn’t mention that the one LA wasn’t calling me back–although I WISH we COULD do that!!)

Long story short, my Buyers decided on the home with the responsive agent BECAUSE I shared with them that I had not heard back from the other one and THEY chose not to have to deal with a ’slacker!’  We closed mid-December and they love their home and neighborhood.

3 months later:  This morning, I received a call from the Sellers of the home that the Listing Agent who never phoned me.  They really appreciated that I showed their home and did a little ‘research’ and decided that they want ME to list their home now!  Their listing has expired and they haven’t heard from their agent “in a while!”  home

I think that the thank you note MAY have had an influence on their decision–but, I don’t know why!  I DO know that I can sell this house because it is pristene, priced right, great location, great amenities and I RETURN PHONE CALLS!
